Hey, how are you doing? It's Mike Stewart. Welcome to Episode 3 of
the First Time Home Buyers Guide for Vancouver!

In Episode 2 we talked about where to buy in Vancouver. Okay. So figuring that out was
what Episode 2 was about. Want to learn more about that, check out Episode
2. In Episode 3, we are going to talk about how to choose a realtor.

So when you are choosing a realtor, there are three important things you
want. You want, one, a local expert. Somebody who knows the area, who has
results, expertise in the area that you are looking to buy, that individual
neighborhood we found in Episode 2.

Second thing you want is professionalism. Okay. So you want somebody who
dresses the part, somebody who returns your calls, somebody who is polite.
Somebody who knows what they're doing and does it right. They're
professional.

And then three, you want somebody who has good web based research tools to
keep you posted with what's happening in the real estate market in real
time.

Now, how do you find these people? Well, first place you want to go is
Google. Go google the name of neighborhood and terms like "real estate",
"realtor", that sort of thing. Okay. Now the people who come up higher are
going to be people who are putting effort into their business. Now, if they
are putting effort into their business, there is going to be a good chance
that they are going to put effort into your search, into helping you find a
home. You want to work with people who put in effort.

Once you have made a short list of people who you feel that you want to
work with, go see them at an open house. Okay. That's a great way to
interview them, by seeing them in action. Okay. You can see (a) if you
click with them, if you like them, if they work in the way you work and
that sort of thing.

And then, if for some reason you can't find somebody you like by doing
that, feel free to contact me. I've got a large network of realtors that I
work with in the Greater Vancouver area who are very good, and I can
definitely refer you to somebody if you are not able to find a realtor in
